New build property offers many attractive features from construction guarantees to modern comforts such as double glazing, central heating and acoustic insulation. The emphasis is on low maintenance, desirable locations, quality of life or holiday time, plus hassle-free rental income on selected developments.

When buying a property, especially overseas, there are several criteria you should consider before focusing on properties:

• What is the reason for your purchase?
• Are you moving abroad on a permanent basis or would you only like to use your home a few weeks a year, if at all?
• If you are buying for investment is annual rental income more important than annual capital growth?
• If you are buying for investment, how many years are you intending to own the property before you sell it.
• What is your budget, do you intend to obtain a mortgage?
• Finally, what is your timescale, both in terms of being ready to purchase and in terms of your preferred date for enjoying the property or its rental income?

The majority of our new build clients buy off plan. It is a fast moving market and generally there is not time to arrange a visit before you decide to put an option on a certain property. New build does sell quickly, especially properties in those developments aimed at investors. On large developments, it may well be that you will have time to visit the site, but we will be able to advise you on this matter.

It may be that once you have decided on the type of property you are looking for, you will need to register your interest in this type of property and we will put you on a special waiting list so that we can inform you as soon as a development is released.
